However, there are also universal criteria that everyone takes into account, regardless of the size of the family or the available budget. One of them is the location of the housing. So which are the best districts in Kyiv for living? We’ll talk about this in more detail in our article.

How to choose a district for buying an apartment in Kyiv?


Selection criteria: infrastructure, transport, ecology, price

Sometimes infrastructure is even more important than price. For a comfortable life, everything should be nearby: school, kindergarten, clinic, supermarkets, shopping centers, swimming pool, and then — a personalized list based on interests. Also, no one wants to commute across the entire city for work.

The transport issue is truly very important. Sometimes an employer understands this even better than a job applicant: they simply reject a candidate who agrees to travel to the office from the opposite end of Kyiv. The boss understands: daily long commutes will affect the quality of work, and over time the employee may burn out and quit due to excessive exhaustion.

Let’s not forget: the best chances of getting a high-paying job are in the city center, in the Pecherskyi district, because this is where the most prestigious companies rent offices. After all, it’s not only about the presence of green areas and air pollution, although that is certainly important. There have been cases in Kyiv where land for new buildings was allocated on plots that previously housed harmful enterprises. We don’t even want to mention other unpleasant surprises. Conclusion — environmental issues should not be neglected.

And yet, price is everything. The cost per square meter often determines the district of Kyiv where you will buy an apartment. So let’s analyze in more detail which districts of Kyiv are the best for living — what are their pros and cons.

Overview of Kyiv districts: where is it better to buy an apartment?

Kyiv Center: Pecherskyi, Shevchenkivskyi — prestige, but expensive


The ranking of the most expensive districts in Kyiv is topped by Pecherskyi and Shevchenkivskyi. It is here that the ancient capital of the Slavs was born, and the cities of princes Volodymyr and Yaroslav expanded. And what is marked by the stamp of antiquity is noble and expensive, and therefore not affordable for everyone.

Here, new buildings are at least 150 years old; they were built in architectural styles of that time — modern, baroque, classicism, renaissance, gothic. From more recent times — art deco, constructivism, Stalinist empire style. In some places, individual modern buildings are woven into the historical development, but apartments in them are still expensive.

A bit further from the center of Kyiv, developers manage to find small plots where they build new residential complexes, for example “Frantsuzkyi Kvartal 2.” This is an optimal option for those who want to live in the heart of the capital, as you can profitably buy an apartment here.

Holosiivskyi district — nature and developed infrastructure


This district is rightfully considered the greenest in Kyiv. A significant part of it is occupied by the Holosiivskyi forest, which stretches all the way to the elite settlement of Koncha-Zaspa, encompassing the historical areas of Pyrohiv and Feofaniya.

There is a well-developed bicycle infrastructure, many equipped places for picnics and active recreation, particularly on the territory of the VDNH.

The metro line with the final station “Teremky” ensures fast and convenient access to any part of the Holosiivskyi district, despite the fact that it is the largest in area in the capital.

The district was systematically developed back in Soviet times, which is why it has a very well-developed infrastructure necessary for a full life.


The main academic buildings of Taras Shevchenko National University of Kyiv and NUBiP — the former Agricultural Academy — are located in the Holosiivskyi district. This adds prestige to the area and liquidity to the housing: a purchased apartment can be easily rented out, and later profitably resold.

Obolon and Pozniaky — comfort for families


When it comes to where it is better to buy an apartment in Kyiv at the most favorable price, an experienced realtor will first of all recommend the Obolonskyi district. To help guests of the capital orient themselves, let's name the local metro stations: “Pochaina,” “Obolon,” “Minska,” “Heroiv Dnipra.”


Obolonskyi district borders the Dnipro riverbed, which is why there are many beaches here. In summer, parents with children gladly relax on the shores of quiet bays — Sobache Hyrlo, Obolon, Verblud. Some find solace at the local nudist beach.


In the evening, the Obolon embankment resembles Yalta: locals go out for a promenade, crowd into cafes and restaurants, music is heard from everywhere.


A recreational atmosphere also reigns in the exemplary “Natalka” park, which covers an area of 25 hectares. The mayor of Kyiv, Vitalii Klychko, called this park better than Central Park in New York because “there is no such amazing view of the Dnipro.”


Kyiv residents organize BBQ parties near the numerous lakes, play badminton, volleyball, or football.


The Obolonskyi district includes the climatic resort Pushcha-Vodytsia with numerous health and wellness institutions.

As an alternative to Obolon, Pozniaky can be recommended. This residential area of Kyiv is also located on the bank of the Dnipro, but not on the right, like Obolon, but on the left. There is also an embankment here — Dniprovska, and many lakes.


The presence of bodies of water adds value to housing in Pozniaky, but the prices are still lower than in Obolon. Pozniaky is a classic residential (sleeping) district of Kyiv, dotted with high-rise buildings, where industrial development has partially remained — it is gradually retreating under the pressure of new residential complexes.


The metro line ensures fast transport connections to the center of Kyiv. By car during rush hour, it is more difficult to get to the city center: traffic jams occur on the bridges across the Dnipro.

Darnytskyi and Sviatoshynskyi districts — affordable prices


During the Soviet period, mass standard construction developed on the outskirts of Kyiv, intended to provide workers with cheap housing. The most such buildings are in today's Darnytskyi (left bank of the Dnipro) and Sviatoshynskyi (right bank) districts.


Because of awkward “Khrushchevka” buildings and problems with transport connections, buying an apartment here is the cheapest. However, the quality of the housing on the outskirts of the capital is varied. It can be either a former factory dormitory or a quite decent brick new building, although with a view of a garage cooperative or a factory yard. At the same time, the name of the street does not matter: Robitnycha, Silska, Deputatska, or Vidpochynku (all in the Sviatoshynskyi district).


The transport situation in such districts is partly saved by trams that have their own tracks and therefore get stuck in traffic less. There is also a so-called high-speed tram, one of the lines of which connects the residential area Yuzhna Borshchahivka (Sviatoshynskyi district) with the central railway station of Kyiv.


The Kyiv ring electric train, which runs between Sviatoshyn and Darnytsia, can also be useful. Let us not forget about public transport (buses, trolleybuses) and minibuses.


In both Darnytskyi and Sviatoshynskyi districts, the infrastructure is average for the capital, but everything necessary for life is present. Small shopping centers predominate here, created on the basis of former department stores. Markets have been preserved, where food can be bought more cheaply, but proper trading conditions are not observed everywhere.

Conclusion: which district to choose in 2025?

One thing is clear: delaying the purchase of housing in the capital is not worth it, because prices are steadily rising. According to the State Statistics Service, last year apartments on the primary market in Ukraine increased in price by 15%, and on the secondary market — by 11.6%.


Interestingly, real estate prices today, particularly in Kyiv, are lower than before the full-scale invasion. Demand for housing has not yet returned to pre-war levels, experts say. So, the chance to buy an apartment in Kyiv at a favorable price has not yet been lost — you still have time to jump on the last train.


It should be taken into account: due to a shortage of construction workers, the construction of new housing has slowed down; many projects in Kyiv have been put on pause. Realtors also warn of the likely pressure of deferred demand on the real estate market in 2025. The conclusion is obvious — apartment prices will rise.


The longer you delay buying housing in Kyiv, the more money you will need for its purchase. It won’t be cheaper than it is now. There is no doubt about that.
